President Donald Trump has called for a ban on large institutional investors purchasing single-family homes, describing the move as a key step toward improving housing affordability in the United States.

In a post on his Truth Social platform on Wednesday, Trump said he was taking immediate action to prevent corporations from further dominating the residential housing market. He added that he would urge Congress to codify the ban into law.

“I am immediately taking steps to ban large institutional investors from buying more single-family homes, and I will be calling on Congress to codify it. People live in homes, not corporations,” the president wrote.

Trump said he plans to expand on the proposal and outline additional housing and affordability policies during discussions at the World Economic Forum in Davos later this month.

The proposed ban is expected to play a central role in Republican messaging ahead of this year’s midterm elections, as housing affordability remains a pressing concern for voters.

Rising home prices and persistent inflation have made it difficult for Republicans to gain traction on the issue, while Democrats have found electoral success by focusing heavily on cost-of-living challenges.

Over the past several years, private equity firms and real estate investment trusts have acquired large numbers of single-family homes, often converting them into rental properties. Critics argue that this practice has reduced housing supply for individual buyers and contributed to rising home prices.

In his statement, Trump places responsibility for current inflation levels on former President Joe Bidenand congressional Democrats, arguing that their policies have undermined access to homeownership.

“For a very long time, buying and owning a home was considered the pinnacle of the American Dream,” Trump said. “But now, because of record-high inflation caused by Joe Biden and the Democrats in Congress, that American Dream is increasingly out of reach for far too many people, especially younger Americans.”
